GAS SAFETY REGULATIONS - Under the Gas Safety (Installation and
Use) Regulations, landlords are under a duty to maintain in a safe condition
any relevant gas fitting and any flue which serves any relevant gas fitting.
This includes items such as gas fires, gas cookers, central heating boilers,
water heaters and swimming pool boilers.
Safety checks must be carried out every twelve months. These
checks and any repairs or maintenance must be carried out by a GAS SAFE
registered engineer .
If there is more than one appliance in the property, each
individual appliance must be checked and the results of the check must be
recorded in a gas safety certificate.
What checks do we carry out for a Gas Safety Inspection Service?
1. Check for good ventilation.
2. Check all appliances for gas soundness.
3. Check standing and working pressure if test points available.
4. Check burner pressure / gas rate against manufacturer’s data
plate.

5. Testing of flue flow.
6. Check operation of all flame failure devices.
7. Check for stability and effectiveness of brackets (if
appropriate).
8. Ensure that the person responsible for the appliance is made
aware if the appliance is unsafe.
9. A soundness test should be carried out on the full system, if
a Gas Safety Certificate is to be issued.
10. Any Landlords or Property Agents, who rent part or all of a
property, must ensure that all household gas appliances and related pipe work
are thoroughly serviced and checked every 12 months.
11. PLUMBER WALES registered engineers will carry out the
required Inspection Service on all gas appliances and issue a “Landlord’s Gas
Safety Record Form” certificate. It is vital that any existing tenant or new
tenant is given this certificate. Landlords must keep their copies for up to
one year.
12. If PLUMBER WALES find
they need to carry out any repairs, permission will be gained from the
Landlord, so that PLUMBER WALES can record that remedial action has been taken,
and that the premises and the appliances are then safe for use.
Costs
Standard costs £50.00
plus vat .
If appliance needs to be serviced to be deemed safe to use there
will be a charge of £50.00 plus vat per appliance if there is no evidence of
service record present. Or landlord can’t prove when appliance was last
serviced. This is only if the appliance is not running safely.

There are two types of gas, the one that is the most popular
natural gas that most town houses have the other gas is L.P.G.This is usually
the gas used when natural gas is not available.
There are a few differences between L.P.G to natural gas.
L.P.G gas is heavier that air so if you have a leak on L.P.G it
will not rise like natural gas it sits around the floor space.
Also the operating pressure of L.P.G is higher than natural gas.
